Just listed captions and just sold captions are the two posts every agent writes most, and the two that most often sound the same. How to write a just listed caption

A just listed caption has five parts. Most captions only manage the first.

  1. A hook with the strongest true fact. Not "Just listed!", which is a label. The west-facing terrace, the 2,400 square feet on one level, the 0.2 miles to the beach.
  2. Three features with numbers. Bedrooms, bathrooms, and one feature a buyer would ask about: the garage, the lot size, the renovated kitchen.
  3. One location fact with a distance. "0.4 miles to Riverside Park" does more than "great location".
  4. One next step. Book a showing, come to the open house, or tap the link in bio. Just one.
  5. Where the details live. Price, HOA fees and the full listing, or a line telling people where to find them.

Here is the formula applied to a fictional listing, 418 Maple Street:

"The kitchen at 418 Maple Street was rebuilt in 2024, and it opens straight onto a 40-foot backyard. Three bedrooms, two baths, 1,850 square feet and a detached garage, 0.3 miles from Maple Park. Offered at $549,000. Open house Saturday, 11 to 1, or DM me to book a showing."

Just listed post ideas beyond the caption

The caption is half the post. The other half is the format, and each one has a job.

A carousel that walks the home. Instagram publishes up to 10 slides through a scheduler (20 if you post in the app), which is enough for a full walkthrough. A slide order that works:

  1. The best exterior or view, with the price and beds on the image
  2. The room buyers will ask about first, usually the kitchen
  3. The main living space
  4. The primary bedroom
  5. The best bathroom
  6. The outdoor space
  7. The detail that makes it different: the fireplace, the built-ins, the view
  8. The floor plan
  9. A map or one location fact
  10. The call to action, with your name and brokerage

A Story with a poll. Post the hero photo with "Guess the price?" or "Which room first?", then share the answer the next day with the link.

A listing gives you more than two posts. Each status change is news, and honest wording works better than hype at every stage.

Say the new price plainly. "Priced to sell!!" tells buyers nothing and tells the seller's neighbors something unkind.

Under contract

  1. Under contract: [address]. Thank you to everyone who came through the open house.
  2. [Address] is under contract after [days] days. If you missed this one, I'll send you the next [type] in [neighborhood] the day it's listed.
  3. Pending at [address]. Congratulations to my sellers, and on to the closing.

Back on market

  1. Back on the market: [address], [beds] beds, [baths] baths, [price]. The buyer's financing fell through, and the home is ready to show again.
  2. [Address] is available again. [One reason the home is worth a second look]. Showings from [day].

Give a short, true reason if you can share one, and never blame the buyer. Buyers assume the worst when a listing comes back with no explanation.

How to write a just sold caption

A just sold caption is an ad for your next listing. It has four parts:

  1. The result. Sold, with the address or the neighborhood.
  2. The story. One or two true facts: how many days, how many offers, what made it work.
  3. The thanks. To your clients, by first name only if they agree.
  4. The next step. For sellers nearby: "Curious what your home would sell for?"

Keep the numbers honest. Check days on market and the sale-to-list ratio against the MLS before you post them. Count days from the original list date, not from a relist, and don't round 99% up to "at asking". Get your seller's OK before you post the sale price. In about a dozen US states, including Texas, Utah and Montana, sale prices aren't public record, and MLS rules there often restrict showing them publicly.

Buyer's agents can post Just Sold too. In the US, NAR's Code of Ethics lets both the listing and the buyer's agent claim a sale they took part in. Say which side you represented, so nobody thinks you had the listing.

Just sold captions

From the listing side

  1. Sold: [address] in [days] days. Thank you, [client first names], for trusting me with your home.
  2. [Address] is sold, with [number] offers in the first [days] days. If you live on [street] and wonder what that means for your home, send me a message.

From the buyer's side

When the client doesn't want to be in the photo

Many clients don't want their faces, children or new address online. Ask before you post, and post the keys, the sold sign or the front door instead.

Short captions

  1. Sold. [Address].
  2. SOLD in [days] days. [Neighborhood].

  4. Welcome home, [client first names].
  5. Another happy closing in [neighborhood].

Just sold post ideas

When you've run out of ways to say "sold", change the post, not just the caption:

  1. The keys photo. Your clients at the door with the keys, with their permission. Tag them if they agree; clients often share this one themselves.
  2. The case study carousel. Slide one: sold. Then the problem (a dated kitchen, a slow market), what you did (staging, photos, pricing), and the result.
  3. The timeline. List date, open house, offers, under contract, closing, one slide each.
  4. The thank-you. A short note to your clients, in your words, not a template.
  5. "Just sold nearby" for neighbors. A post aimed at the homeowners around the listing: what sold, how fast, and an offer to value their home.
  6. The sold-sign Reel. Film the sign going up after closing, with the address and days on market on screen.
  7. The buyer's journey. How many homes, how many offers, the one that stuck, told as a short story from the buyer's side.
  8. The testimonial. A quote from your client in their own words, shared with permission.

Fair Housing-safe swaps for listing captions

In the US, the Fair Housing Act treats a caption as an advertisement, so a caption that describes who should live in a home can break the law even when it's meant kindly. Popular caption lists are full of lines like these. Swap them:

Hashtags and caption length by platform

Hashtag and length rules changed in the last year, and most caption lists haven't caught up. As of September 2026:

Instagram's cap is five. Instagram announced in December 2025 that posts and Reels allow up to five hashtags, so the old block of thirty is gone. Keep to five in total, and don't try to fit more by moving them into a comment. Pick tags people actually search: two local ones and one for the property type, such as #[City]RealEstate, #[Neighborhood]Homes and #[City]Condos.

Put the important part first. On every platform, the first line is the only one most people read before deciding to tap. Lead with the fact, not "Just listed!" or a row of emojis.

Threads is short. 500 characters fits any template above, but not a full listing description. Use the Threads text attachment if you want the full listing details under the post.

Just listed and just sold captions in Spanish

If you work with Spanish-speaking clients, post in Spanish too. Write the caption in Spanish rather than translating the English word for word, and keep the same facts.

What should a just listed post say? The address or neighborhood, the price, beds and baths, one standout feature, one location fact with a distance, and one next step, such as a showing or the open house. Lead with the most interesting true fact, not the words "just listed".

How many hashtags should I use on a just listed post? No more than five on Instagram, which is the cap for posts and Reels since December 2025. Two local tags and one property-type tag, such as #[City]RealEstate, #[Neighborhood]Homes and #[City]Condos, work better than generic ones.

Can a buyer's agent post Just Sold? Yes. In the US, NAR's Code of Ethics lets agents on either side of the sale claim it. Say you represented the buyers, use your own photos or photos you have permission to use, and don't suggest you had the listing.

Should I include the sale price in a just sold post? Only with your seller's permission, and only if your MLS allows it. In non-disclosure states such as Texas and Utah, the sale price isn't public record. "Sold over asking" or "sold in 9 days" often makes the point without the number.

How long after closing should I post Just Sold? Within a day or two of closing, while it's news. Before closing, "under contract" or "pending" is the accurate word, and in the US only the listing broker's sold sign goes on the property until the sale closes.
